Much has been written about land trusts. What are they? What do they accomplish? Why would anyone go to the trouble or expense of using a land trust?
A trust is nothing more than a piece of paper. With this legal document (known as a TRUST AGREEMENT) you transfer the ownership of property to a TRUSTEE. A trustee can be a friend, business associate or institution (i.e. a bank, title company or law firm). The trustee technically “owns” the property and is shown as the owner of record at the county seat.

I like to keep track of the available properties in my market. In the SACRAMENTO CA market , the number of homes for sale has dropped considerably. In the 200k and under price range there is only a three month supply of homes for sale. I have been rehabing foreclosed properties and it is very easy to sell a completely remodeled home right now because the first time home buyer only has short sales and reo’s to purchase. I have run into another problem with buying discounted properties also. I have been sending in offers to the listing agents and they are not submitting my offers. I am just guessing that they dont submit my offers because they are waiting for a buyer to use them as the buyer’s agent so that can make double the commision. The prices of these homes are so low that the listing agents are not making much money if they dont double end the commision. I am going to stop sending in offers and I am just going to ask the listing agent to send in the offers for me so that they can make double the commision. I also know that the banks have many foreclosed that they own but havnt listed on mls. They are slowly releasing these homes so that the supply of homes doesnt increase to fast. This has to be the actual perfect time to be a REAL ESTATE INVESTOR because if you can purchase a discounted home needing repairs, you will be able to sell it in less than two weeks.
